Land division and merging

    Dividing a plot follows a fixed order of steps. We coordinate them from the geometric plan to the Land Registry entry.

    When to divide or merge land

    Most often before selling part of a plot, when dividing land between family members, when preparing several building plots from one parcel, or the other way round – merging smaller parcels into one building plot. Each situation has its own rules, from zoning plan requirements and access from a public road to minimum plot sizes.

    How land division works

    First we verify that the zoning plan and the building authority allow the intended division. We arrange a surveyor to prepare the geometric plan and coordinate the application for the building authority's consent to dividing or merging the plots. Once consent is issued, the change is entered in the Land Registry, for which we prepare the documents.

    In parallel we deal with what the division affects: access to the new plots, easements, utility connections or future buildability. These links are usually why a division drags on when handled one step at a time.

    What we do and what specialists do

The surveyor carries out the measurement and geometric plan, and a lawyer may review contracts – we arrange both and their work is billed separately.     Can a plot be divided without the building authority's consent?

    Generally not. Dividing and merging plots requires the building authority's consent, which then serves as the basis for the Land Registry entry.

    How many plots can be created?

    That is set by the zoning plan, road access and the technical conditions of the site. We check it in the first consultation.
